52 shops will open on an overall rental area of 30,000 m². Two thirds of this area is allocated to the SB Warenhaus supermarket chain, Real, and the electronic products supplier MediaMarkt. Other tenants will be a large number of local retailers, fashion stores and speciality shops. Numerous cafés and the restaurant area offer a variety of retreat areas where shoppers can linger under the open sky. The sensor-controlled roof of the main arcade opens and closes depending on the weather.

Renewable energy plays an important role with regard to the power supply. A solar energy plant measuring 1,200 m² was installed on the roof. With the aid of solar panels and an absorption chiller, the system provides cooling and heating. In this way, the aim is to produce 770 MWh of solar energy per year, thus reducing CO² emissions by 308 tonnes. Due to their large free cross-sections, the maintenance-free FK90 and FR90 fire dampers of the 92 series used here support the energy efficient operation of the ventilation systems. This allows maximum volume flow rates at minimum pressure drop. The fire dampers are supplemented by JR smoke protection dampers and JL multileaf dampers. Just like the fire dampers, the multileaf dampers also have hygiene conformity certification. Hence they are also ideally suitable for sensitive areas such as clinics and hospitals.
